Door hardware—hinges, locks, latches, and handles—benefits from regular maintenance to ensure smooth operation and prevent corrosion or staining. Proper lubrication and occasional adjustment are simple tasks that extend hardware life and maintain your doors' appearance and functionality.

Hinges should be cleaned and lightly lubricated to ensure doors open and close smoothly. Over time, dust and grime accumulate in hinge mechanisms, potentially causing creaking or stiffness. Use a soft brush to clean away debris, then apply a light machine oil or silicone spray. Wipe away excess—over-lubrication attracts dust and can drip onto floors. If a door sags or doesn't close properly, the problem may be loose hinge bolts. Tighten these with an appropriate wrench, checking that the door aligns properly in the frame.

Locks and latches require different treatment depending on their type. For simple keyed locks, light lubrication with a silicone spray helps them operate smoothly without sticking. Never force locks or latches—if they're difficult to operate, lubricate them generously and allow the lubricant to penetrate before trying again. Some locks have specific lubrication requirements, so consult your hardware manufacturer's instructions if available.

For entry doors, deadbolts should operate smoothly and latch securely when the door is closed. Test regularly by attempting to rattle the closed door—it should be solid with no lateral movement. If the deadbolt doesn't latch fully or latches inconsistently, the strike plate may need adjustment. Loosen the strike plate bolts and adjust the position slightly, then retighten and test. Proper alignment ensures the bolt fully penetrates the strike plate opening.

Door closers, common on commercial and some residential entry doors, require periodic adjustment and cleaning. These hydraulic devices control door closing speed and prevent doors from slamming. If a door closes too quickly or too slowly, the closer may have an adjustment valve that can be turned slightly to modify performance. Refer to your specific closer's adjustment instructions. Clean away dust and debris that accumulates around the closer mechanism.

In the Capital Region's salt-laden winter air and humid summers, metal hardware can develop corrosion or staining. Stainless steel hardware resists corrosion better than standard steel, making it a preferred choice for homes in challenging climates. For existing hardware showing corrosion, protective finishes can help, but replacing with corrosion-resistant materials often provides better long-term results. Regular cleaning and light oiling helps preserve hardware appearance and functionality regardless of climate conditions.
